important notes, rules, and additional fees
rental agreement: a signed rental agreement is required to complete your reservation and will be sent after booking. Failure to return the signed agreement may result in cancellation. Depending on booking method, we may also require a copy of a government-issued ID and confirmation of the last four digits of the credit card on file.
no parties or events: parties and events of any kind are strictly prohibited. Violations are subject to fees as outlined in the agreement, including a $1,500 event fee, $300 trash removal fee, and a $500 refundable damage deposit.
occupancy: maximum occupancy is 12. Unauthorized guests or exceeding occupancy may result in a $150/person/day fee (or portion thereof) and additional action under the agreement.
pets: up to 2 dogs may be allowed with prior approval and a $75 pet cleaning fee. No cats. Pets may not be on furniture, waste must be picked up (a $50 fee applies if waste is left in the yard), and unattended pets must be crated. Unauthorized animals are subject to a $500 fee per animal.
smoking/vaping: smoking or vaping is prohibited inside the property. A $500 fee applies for smoking and/or odor removal.
late checkout: $500 (or portion thereof) for every 4 hours of unauthorized late checkout.
plumbing: $500+ for plumbing misuse, including flushing anything other than toilet paper.
quiet hours and noise: local noise ordinance compliance is required. Quiet hours are 10 PM to 8 AM. A noise monitor may be present to help enforce quiet hours (does not record audio).
parking: driveway parking only. The garage is the game room and is not available for vehicle parking. Maximum 4 vehicles total. Please park only in designated areas and do not block driveways or sidewalks.
tampering/damages/extra cleaning: the invoiced amount plus $100 (or $100/hr. or portion thereof for staff hours) may apply for missing or moved items, damages not covered by the damage waiver, stains, bedbug treatment, technical support, pay-per-view purchases, tampering with equipment (including pool equipment, pool alarm, AC, smoke/fire devices), failure to return keys/passes/fobs, failure to keep pool gates and doors secured, extra cleaning (including due to illness), and similar acts or omissions.
cancellations and date changes: cancellations and date changes are not permitted outside of the platform’s cancellation window, including for personal emergencies, weather, or other unforeseen events. Travel insurance is strongly recommended, especially during seasons when extreme weather may disrupt travel.
