Positive: text messages for all the gate and door codes. backyard views were awesome. plenty of room in the kitchen and living room. kitchen was adequately stocked. Easy access to 290 and 288 to get to all the places in the Hill Country. Saw lots of deer, squirrels, jack rabbits, turkeys and other birds while we drank coffee on the back porch.

Negative: bathrooms were small and outdated. AC didn't reach the 2 queen bedrooms very well. cleaning crew didn't clean well before us since there were bugs and cobwebs in all the rooms and some liquid that leaked into the bottom of the kitchen trashcan. It seemed as if the visitors before us had removed the spring from the back door and the handle on the oven was coming off. We fixed both of those during our stay. There was supposed to be charcoal for the grill upon arrival and when I texted that it was missing someone brought it so we could cook dinner. It is a ranch so the roads on property are rough. You really need an elevated vehicle like a jeep or truck to get around everywhere and take advantage of the amenities on property.

Summary: Nice glamping experience. Saw lots of wildlife but definitely need a raised vehicle to stay here.
