Positive: The views. The lay out.

Negative: Dock has large holes in deck boards and many loose deck boards. The deck on the first floor has bad boards and a couple decks boards just laying there, not secured at all. Both conditions are a major safety hazard. Should repair before ever renting the house, major liability issue.
